The process of buying a house in Rojales through its PSI
Mandate Signing and Provision of Funds
Signing of the Representation Mandate and payment of the initial provision of funds to begin the active property search in the Costa Blanca market. The initial €590 provision covers the first professional tasks and is deducted from the final fee.
Search and select
I search for, shortlist and view properties, rule out those that don’t meet your criteria, and send you detailed reports with videos of the ones that do.
Visit and decision
I select properties based on your instructions and arrange a viewing (where possible). I negotiate the terms and price before any contract is signed.
Closure and handover
I coordinate the administrative and notarial procedures. Handing over the keys.

In-person viewings, video tours and a report on selected properties.
Negotiation of price and terms.
Pre-signing document verification to ensure a completely secure purchase · Due diligence.
Support right up to the signing at the notary's office.
It includes up to 5 face-to-face visits and a 3-month assignment from the date the mandate is signed.
This does not include legal, tax or notarial services, which are the responsibility of the client and the relevant professionals.
2. Comprehensive Service
Comprehensive management from abroad. 4590€
Active search on property portals and through our network of contacts.
On-site viewings, video tours and reports on selected properties.
Negotiation of price and terms.
Pre-signing document verification to ensure a completely secure purchase · Due diligence.
Application for a NIE and opening of a Spanish bank account.
Support right up to the signing at the notary’s office.
Handling of post-sale formalities (purchase taxes).
Setting up utilities (electricity, water, internet).
It includes up to 5 face-to-face visits and a 3-month assignment from the date the mandate is signed.
My role involves coordination and support. Legal, tax and notarial services are provided by a solicitor, an administrative agency and a notary, each charging their own fees.
Terms of the mission
I work with you within a clear framework from day one, so that both parties know exactly where we stand:
Duration. The mandate lasts for 3 months and may be extended by mutual agreement in writing. This is the standard timeframe in the sector for finding the right property without any indefinite commitments.
Search criteria. At the outset, we define your purchase criteria together in writing (location, budget and type of property). This profile serves as the basis for selecting the properties I show you.
Viewings. Each package includes a set number of in-person viewings. Additional viewings are invoiced separately, at the stated rate. This ensures I focus my time on properties that truly match what you’re looking for.
Negotiations. The service includes the negotiation of up to two formal offers. From the third offer onwards, a supplementary fee is agreed.
Early termination. If, by the end of the agreed period, the purchase has not been completed for reasons beyond my control, the assignment is deemed to have ended and the initial fee of €590 is retained as compensation for the work carried out.
Guaranteed fees. If you decide to purchase a property that I have shown you, my fees are payable in full, even if the transaction is completed through another channel.
